What is and is not charged費用の内訳
Rent covers electricity, gas, water, shared wifi and ordinary shared consumables. Air conditioning is not rationed by the hour. There is no mid-term utility surcharge without a separate agreement, and there is no key money and no admin fee.賃料には電気・ガス・水道、共用Wi-Fi、および通常の共用消耗品が含まれます。エアコンの利用時間に制限は設けていません。契約期間の途中で、別途の合意なく水道光熱費を追加請求することはありません。礼金および事務手数料はいただきません。
A basic futon, pillow and duvet are included, so you can arrive with a suitcase and sleep that night. A linen set of sheets and a towel is available at ¥2,500 if you would rather not bring your own. The ¥1,000 a month household fund is a suggestion and entirely voluntary; not paying it is not a breach of anything.基本的な布団・枕・掛け布団をご用意しています。スーツケースひとつでお越しいただき、その日から就寝できます。シーツ類やタオルをお持ちでない場合は、リネンセット(シーツ類・タオル、2,500円)もご用意しています。生活用品ファンド(月額1,000円)はあくまで目安であり、任意です。お支払いがなくても契約上の問題は一切ありません。
Before the keys are handed over you pay the first month’s rent and the deposit. Starting at the beginning of a month, that is ¥120,000. Rent is always paid for the month ahead, so if you move in after the 25th the following month’s rent falls due at the same time.鍵のお渡し前にお支払いいただくのは、初月の賃料と敷金です。月初からのご入居であれば120,000円となります。賃料は常に翻月分を前月にお支払いいただくため、25日以降のご入居の場合は、翻月分の賃料も同時にお支払いいただきます。
There is no fixed cleaning fee. Ordinary dirt from living here is not charged to you. If a room is left needing cleaning beyond normal use, that cleaning is charged at what it actually costs, with the reason and the invoice shown. Most move-outs carry no cleaning charge at all.定額の清掃費はありません。通常の暇らしで生じる汚れについて請求することはありません。通常の使用を超えて汚れており、専門的な清掃が必要となった場合に限り、実際にかかった費用を、理由と請求書をお示ししたうえでご負担いただきます。多くの退去では清掃費用は発生しません。
¥60,000 is the base rate. A reduced rate is available in some circumstances — ask before you apply rather than after, and whatever is agreed is written into your contract as your rent.60,000円は基準の賃料です。ご事情によっては減額をご相談いただけます。お申し込みの後ではなく、前にお問い合わせください。合意した金額は、賃料として契約書に明記します。

Nothing here is automatic. A person reads your application and a person decides.自動で進む手続きはありません。申込書は人が読み、人が判断します。
You apply入居申込
One application per adult. It asks about your schedule, how you have lived with others before, and what you are coming to Tokyo to do. It takes a while, on purpose.成人お一人につき一通です。生活リズム、これまでの共同生活の経験、東京での活動についてお伺いします。回答には時間がかかります。意図してそうしています。
We read it and reply審査とご連絡
You get an answer either way. If we need more information, we ask rather than assume.結果はどちらの場合でもご連絡します。確認が必要な場合は、推測せずにお尋ねします。Horizon House
Room and term are proposed部屋と契約期間のご提案
A specific room, a start date, and a term of one, three or six months. We suggest the room, taking your preferences and the household into account. Tell us what matters to you and we will try to make it work.具体的なお部屋、入居開始日、そして1か月・3か月・6か月のいずれかの契約期間をご提案します。ご希望とすでにお住まいの方々との兼ね合いをふまえてご提案しますので、大切にされたい点をお聞かせください。できる限り沿うようにします。
The lease is explained to you in writing契約内容の事前説明(書面)
Before any contract is signed, you receive a separate written explanation that this is a fixed-term lease which ends on its end date and does not renew by itself. This is required by Article 38 of the Act on Land and Building Leases, and we record when and how it was given.契約の締結前に、本契約が期間満了により終了し、更新がない定期建物賃貸借である旨を記載した書面を、契約書とは別にお渡ししてご説明します。借地借家法第38条に基づく手続きです。説明の日時と方法は記録します。
You sign, and pay the first amount契約締結と初回のお支払い
Signing happens after the explanation, never before. A receipt is issued for every payment.署名は必ず事前説明の後です。お支払いには毎回、領収書を発行します。
You move inご入居
Your entry set up on the smart lock, a walk-through of the room's condition, and the house information you will actually need.スマートロックへの入退館設定、入居時の室内状況の確認、そして実際に必要となる生活情報のご案内を行います。
What a fixed-term lease means for you定期借家契約について
It ends on the date written in it. It does not roll over on its own. If both sides want to carry on, we sign a new contract before the old one ends. Both sides always know how far ahead the housing is settled.契約書に記載された日をもって終了します。自動的に更新されることはありません。双方が継続を希望する場合は、契約期間の満了前に新たな契約を締結します。これにより、いつまで住まいが確保されているかが、双方にとって常に明確になります。
House rules入居規約
Nine lines, and what counts as seriousルール9項目と、重大な問題について
No smoking anywhere, quiet from midnight, guests by prior approval, and you clean up after yourself. The rest is below.敷地内は全面禁煙、0時以降は静かに、ご来客は事前承認、使った場所はご自身で片付ける。それ以外は下記のとおりです。
- Quiet hours静かに過ごす時間Midnight to 7am inside. From 10pm, quieter outside and in the alley.屋内は午前0時〜午前7時。午後10時以降は屋外と路地でも静かにお願いします。
- Overnight guests宿泊を伴うご来客By prior approval, normally one night.事前のご承認が必要です。原則として1泊まで。
- Daytime visitors日中のご来客Welcome. Larger gatherings need approval, and visitors never get their own access.歓迎します。人数の多い集まりは事前承認制。ご来客に解錠権限はお渡ししません。
- Smoking喫煙Nowhere on the property, vaping included.敷地内は全面禁煙です。電子タバコも含みます。
- Alcohol飲酒Fine in moderation. No drinking games, and events need approval.節度を持って楽しむ分には問題ありません。一気飲みなどはご遠慮ください。イベントでの飲酒は事前承認制です。
- Cleaning清掃Clean up after yourself, bathroom included, and take your turn with the shared areas and the rubbish.ご自身が使った場所は浴室も含めご自身で。共用部の清掃とゴミ出しは持ち回りです。
- KitchenキッチンClean as you go, and leave other people’s food alone. Only what is marked communal is shared.使ったらその都度片付けを。他の方の食品は使わないでください。共用品と表示があるもの以外は共有しません。
- PetsペットBy prior approval, visits included.事前のご承認が必要です。一時的にお連れになる場合も同様です。
- Shoes靴Off at the entrance, both houses.両棟とも玄関でお脱ぎください。

What is treated as serious重大な問題として扱うこと
Violence, threats, harassment, theft, illegal or dangerous conduct, deliberate damage, and serious or persistent non-payment or nuisance. Any response is proportionate to what happened: there is no automatic eviction and no lockout.暴力、脅迫、ハラスメント、窃盗、違法行為、危険な行為、故意の損壊、そして重大または継続的な賃料不払い・迷惑行為。対応は事案に応じた相当なものとし、自動的な退去や締め出しは行いません。

Questionsよくあるご質問
Can I stay for a week or two?1〜2週間だけ滞在できますか。
No. The shortest contract is one month, and this is a residential lease rather than accommodation. There are no nightly rates.できません。最短の契約期間は1か月です。宿泊施設ではなく、住居の賃貸借契約となります。一泊単位の料金はありません。
Can I extend after my term ends?契約期間の満了後、延長できますか。
If both sides want to, yes, by signing a new contract before the current one ends. It is a fresh agreement, not an automatic renewal, and the Article 38 explanation is given again each time.双方が希望する場合は可能です。現在の契約が終了する前に、新たな契約を締結します。自動更新ではなく、あらためての契約です。第38条に基づく事前説明も、そのつど行います。
The train line is right there. Is it loud?線路が近いですが、音は気になりますか。
We are midway between Itābashi and Jūjō stations, so trains pass about a minute after leaving either one. On weekdays the first goes by around 4:30am and the last around 12:50am, which leaves roughly three and a half hours of silence overnight. We would rather you knew this before applying than discovered it in your first week. If it matters to you, ask to visit in the evening.板橋駅と十条駅のほぼ中間に位置しており、どちらの駅を出た電車も約1分後に通過します。平日は始発が午前4時半ごろ、最終が深夜0時50分ごろで、その間のおよそ3時間半は電車が通りません。入居後に気づくより、お申し込みの前に知っていただきたい点です。気になる場合は、夕方以降の見学をお申しつけください。
Can two of us apply together?二人で一緒に申し込めますか。
Yes. Each adult submits their own application and names the other on it. Tell us early, because what we can offer two people at once is more limited.可能です。成人お一人につき一通ずつご提出いただき、申込書にお相手のお名前をご記入ください。お二人同時にご案内できる部屋は限られますので、早めにお知らせください。
Do I need a guarantor?保証人は必要ですか。
We ask every resident for an emergency contact. Whether anything more is needed depends on your circumstances. Tell us about yours and we will give you a clear answer before you apply.入居者の皆さまには緊急連絡先をお伺いしています。それ以上の保証が必要かどうかは、ご事情によります。お申し込みの前にご相談いただければ、その段階で明確にお答えします。
